So, what are the attractions to buying a Ready Built, which as the name implies, is a brand new completed home that has never been lived in. It normally comes complete with full landscaping, fencing, TV aerial, mailbox, clothesline & garage remote. They are few and far between because they demand that the builder/developer expends something of the order of one third to one half of a million dollars up front without a potential buyer in sight.

The expense aspect alone means that they will have carefully considered the area, making sure it has all the amenities a family could need including schools, transport and shopping.  They will choose an attractive design that has broad appeal and they will ensure the build standard is high with appropriate fittings and fixtures. The colour schemes both internal and external will have been integrated by professional designers such that the finished product is professional and inviting.

You may also be attracted to such a product as a part of an interstate move, or to solve an accommodation deadline; or you may have an urgent need to offset some tax or to acquire property in your Self-Managed Super Fund (SMSF). For the SMSF purchasers there will be no waiting or additional expense ($15k-$20k) for the developer to acquire the land to comply with the single contract rule.  They will however, as investors, be paying full stamp duty on the single contract which is currently $14,175 on a $450k purchase. This of course is always the case whether Ready Built or not but it offers them an immediate start on their calculated yield rather than 5-6 months down the track with a conventional H&L package.

First Home Buyers, who are eligible, will still get the $20,000 grant since the home has never been lived in, and even though it’s on a single title it will remain stamp duty free below $500k. Beware above this threshold though as stamp does apply and quite aggressively as the graph shows.

The land price component you will be paying on a Ready Built will be extremely competitive since the land will have been acquired at least 6 months previously for the build to commence.  There is no waiting around for the land to Register and finding that the Registration date keeps stretching out in front of you.  Similarly, there can be no lengthy, complicated and expensive negotiations around possible variations which can sometimes add an extra 6-8 weeks to the contract cycle. It’s all done for you.

You can simply arrange with your local agent to go and inspect the completed property in its entirety and see for yourself whether this could be your new home or investment. At this point there really are no timing differences between buying an existing property and a brand new Ready Built, but of course, in the Ready Built you have a modern design with modern fittings, clean, fresh colour schemes inside and out, and the security of knowing the workmanship is guaranteed with no hidden maintenance issues.
